4. LIMITED OCCUPANCY: Occupancy is limited to a maximum of six (6) persons.
5. DAMAGE DEPOSIT: Shall
be paid as a separate check. Your damage deposit will be returned within 30
days after departure.

6. DAMAGE TO PREMISES: Lessee shall
not damage the premises during the lease term, including pipes, wires, glass,
plumbing, fixtures and other equipment. Should damage occur Lessor is required
to make repairs and pay for them out of the damage deposit, and return any
unused sum to Lessee within two weeks after departure.
7. UTILITIES: Lessor
shall provide Cable TV, water, heat electric services, trash removal and local
telephone services.
8. NON-DISTURBANCE CLAUSE:
Lessee and their guests shall not disturb, annoy, endanger (fireworks) or
inconvenience neighbors nor use the premises for any unlawful purposes.
9. CARE OF PREMISES:
Lessee will maintain the premises in good order and appearance including
keeping the premises free of trash and garbage. Reasonable wear and tear are
the only exceptions to damage to the premises.
10. INDEMNITY CLAUSE:
Lessee, or tenants, or guests of Lessee agree to indemnify and hold Lessor
harmless from all liability, loss or injury arising or suffered on the leased
premises.
11. ACCESS TO PREMISES:
Lessee may not let, sublet or assign this lease for all or any part of the
premises without prior consent of the Lessor.
12. CANCELLATION CLAUSE:
In the event of cancellation less than 30 days prior to the arrival date,
a refund of the advanced rental deposit will be made only to the extent that a
replacement tenant can be found to occupy the vacated time reserved under this
contract. Cancellation may be made 30 days prior to date of arrival -
minus $50 processing fee.
13. PARKING : Coquina
Cottage has covered parking for two (2) cars.
Lessor and Lessee by signing this lease
agree that they will comply with the terms of this lease and each assume the
responsibility for the obligations set forth herein.
